About Mostess

Hi! I'm Wendy Doris and founder of Mostess. In 2018 I began managing my own first short-term rental. The thought of missing even just one of my guest's messages gave me some serious anxiety, so I enlisted help from my sister Ashley to make sure we didn't miss a thing. Soon friends asked us to care for their homes and suddenly a hosting business was born. Today, the same commitment to hospitality and making sure our guests' every need is taken care of is still at the forefront of everything we do. We LOVE to geek out on processes, communication and anything that will help our guests enjoy their time in Arizona.

  • A consultation is an hour phone call to answer any questions you may have. Past consultations have included analyzing a potential property purchase, coaching on how to handle guests, answering the hundreds of questions new hosts might have and understanding what owning a short-term rental looks like long term. These are what others have used the time for, but it's totally up to you and what. you want to get out of the time!

  • We offer design service from tweaking what you have to full set-up of an empty shell of a home. The goal is to offer not only a place to sleep, but an experience for our guests. We have set up dozens of homes from scratch and take care to purchase items that will stand up to constant guest use and our harsh Arizona sun and temps. We prefer to set up ourselves for this reason as most out of State homeowners are not quite familiar with our year round climate, as well as what furniture guests are sure to ruin quickly.

  • No. We only offer design services for homes we will be managing.

  • We will only start on design when we have full access to the home and renovations are complete. Once we begin, we hope to be done and ready to host 1 month.

  • As with anything, it depends on the home size and amenities offered. However, we find that most homes run anywhere from $4,000 to $5,000/room. Don't forget the kitchen, as well as any exterior furnished areas. This includes design fees.

  • We find that most homes are not ready. Sorry! Whether they were set up by you the homeowner or a designer, we typically find holes that need to be filled. No offense! It's just that short-term rentals are their own kind of animal requiring specific things that even interior designers are not prepared for. We'll assess the home on a case-by-case basis.

  • We don't have a time commitment. That simple. We're not interested in locking you in, but rather earning your trust to care for your home and guests indefinitely.

  • We handle everything that has to do with hosting guests and keeping your home maintained. A short list of some of those items are:

    • Guest communication and reservations

    • Coordinating cleaning after each guest

    • Coordinating maintenance as needed

    • Supplies management

    • Dynamic Pricing

    • Pre-guest inspections

  • We do not manage capital improvements and renovations. We do take care of repairs that pertain to keeping a home ready for guests, such as replacing water heaters or HVAC repairs, but if you want a full remodel, you'll need a General Contractor. We have contacts we can provide.

    • First you'll want to check your contract to see how long you are locked in and what bookings you'll have to honor. In some cases, If it's going really badly, it's sometimes better financially to just cut the cord and payout the remaining commissions on those bookings so you can start fresh right away. If your house is just going to sit empty for 1 or 2 bookings, you'll be paying those carrying costs for few bookings when you could be starting over now and picking up more bookings with the relaunch

    • Second, you'll want to consider when you'll want to make the change. Typically transitioning is best in the summer and fall when things are slower, but ramping up for high season. However, make a move when you need to. We're ready.

    • Third, keep in mind that you are making a transition for a reason. Typical reasons are lack of bookings and care for your home. So, expect that some changes will need to be made, which we specialize in. The outgoing management company will take little care in replacing linens and maintaining the home when it's on its way out. They may not even clean the linens on the last clean. Assume there will be some costs involved in getting it up to our standard including replacement linens, a deep clean and an audit of the home to be sure it is up to snuff. We're going for awesome, not good.

  • At this time we only offer full-service management or "co-hosting". We do not have different levels or packages.

  • Co-hosting is a service that allows a property owner to delegate the management of their listing to another person or company, known as a co-host. Co-hosting is a convenient option for property owners who want to earn income from their property without the hassle of managing it themselves. By working with a co-host, property owners can leverage the co-host's experience and expertise to help them maximize their rental income and provide a better experience for their guests. Co-hosting can take many forms, but Mostess offers full service. We handle everything from guests to cleaning to maintenance. A full list of our services is on the following page.

  • Co-hosting offers two key differences over property management: Transparency and Ownership. When co-hosting, the property owner retains ownership of the listing and receives the income generated by the listing directly to their bank account. Additionally, the property owner can view most communications related to the listing, with the exception of direct bookings. Meanwhile, the co-host earns a commission for their services and receives payment through invoicing at the end of each month. Property management typically entails the company having ownership of the listing and accepting payments and then the homeowner gets a check for what's left after the month is over.

  • We love co-hosting for two reasons. First, the transparency that co-hosting offers is something we have grown to love. As the owner, you can see every communication between us and the guest. Most new short-term rental owners love to watch the correspondence and then turn off the notifications once they know we've got this. As the listing owner, you have full access to your financials. Secondly, we love that the listing is yours. Wendy's first STR was managed, but she ended up taking it over....and building this business. We want you to have just as much freedom with your asset. We get how much your home means to you, and we're all about taking care of it like it's our own. But, we know that sometimes partnerships can fall out of alignment, like friends on a road trip arguing over the music playlist. So in the rare occasion we find ourselves to no longer be the perfect match, no sweat. The listing is yours. You'll keep your reviews and we will make plans for a transition.

  • The rate depends on how often the owner will use the home throughout the year. Please fill out our form and we will get back to you with details!

  • We know from experience that certain homes stand the test of time. We aren't looking to have 1,000 homes in our collection, so we must be highly selective. Our goal is to offer hands on caretaking of high performing homes. We know that certain homes continue to perform well, while others have greater performance swings. Homes that fit into our collection include those with unique architecture, bold interior design or have great views. Not all of these must be true at once, but the more the merrier. We offer design service if you want to take the leap in offering experiential hospitality.
