5 Step Short-Term Rental Set-up
1. Contract
Wendy will send the contract that will get the process started.
2. Deposit
Half of the property onboarding fee will be due immediately at contract signing. This payment locks you in at the timeframe we’ve discussed, barring any other delays. Delay in the deposit result in pushing your project to the next available time slot. This payment is non-refundable if the project doesn’t come to fruition.
* If we will be designing and furnishing, we will request an additional deposit for that just before we begin.
Check your email for an invoice from Quickbooks or Intuit.
Choose the bank transfer option and set it up for this first payment so it will be ready for future invoices. You may pay by credit card, but must request this option. A 3% processing fee will be added to every invoice.
3. Listing Set Up
Please note: pause on this step if you are not ready to host guests within the next 2 weeks.
If you’ve hosted before, login to Airbnb and start adding a new listing. Then, skip to Step 2 below. New hosts start at 1.
Click this link to get started. This is a referral link. You’ll get a little bonus from Airbnb after your first completed booking.
Set up “wizard”. The set up wizard is a quick and dirty set up that only includes half of the information needed. Put enough info in the listing to get through it, we’ll take care of the rest.
When you get to the calendar portion, choose “Dates Unavailable By Default' so that no one can book until we have it ready. We’ll snooze the listing as soon as we are added. Publish when you get to the end.
DO NOT “choose experienced guests only” if that option pops up.
Add us as Co-Hosts:
Go to Menu at the top right of the screen > Listing(s)
Choose the listing if you have multiple listings.
On the left hand side, scroll down to “Co-Hosts”
Click “Co-host”
Add wendy@mostess.host and Invite
Add our co-hosts, Ashley and Erin with the email hosts@mostess.host and Invite
Once Wendy has accepted, go to her name and choose “Set as primary host”.
4. Licensing
Register your home as a vacation rental with the State and City.
Arizona Transaction Privilege Tax, aka TPT License or Occupancy Taxes
Get your City Permit if Applicable. If you’re not sure, contact the city and ask them. For example: some North Scottsdale homes are actually in City of Phoenix limits.
Our team member, Patricia Liu, will be reaching out to help guide you in this process and to gather the licenses from you when complete. This process can be a little overwhelming, so If you want her to set this up for you, she can for an additional administrative fee.

5. Property Details
We will keep a document with information about the home so we can refer to it when things come up. Please be sure the above is complete before beginning this process.
